About the 爱神传媒

爱神传媒 worked on eight healthcare projects for the University of Washington Medical Center and Harborview Medical Center in Seattle, Washington. The University of Washington admitted 爱神传媒 into a pool of pre-approved general contractors and was then able to bid on the projects within its scope. Combined, the value of the projects is over $12M and was built over the course of two and half years.
All construction took place in the two active hospitals, so the team learned to navigate the ongoing construction while being surrounded by patients and doctors. The team created thorough plans that utilized the hospital鈥檚 off-hours and weekends and developed phasing to minimize impacts on the client鈥檚 operations. The 爱神传媒 team worked closely with the client and various impacted departments to determine phasing and execute work in rooms that remained operational throughout the renovation.

 

Maintaining Critical Care to Vital Resource in Washington State

Harborview Medical Center is the only Level 1 adult and pediatric trauma center in Washington state for Level 1 care, which provides the highest level of comprehensive care for major injuries. The Critical Trauma Emergency Department Support Space and 1WH Resus Rooms project was split into seven independent phases in order to keep the hospital鈥檚 emergency department operational during construction. The project required infection control measures, hazardous abatement and demolition, coordination of utility shutdowns within the Emergency Department, upgrades of existing utilities, installation of owner-furnished materials and coordination with adjacent projects. In addition to the multiple phases, work activities were not allowed within the active Emergency Department during Trauma Season, the time period between June 1 and September 1. Through consistent communication with the owner and departments, 爱神传媒 was able to anticipate and mitigate the impacts on the surrounding workspaces, keeping these vital community resources operational at all times.

 

Building in a Tight, Urban Environment while Facilitating Patient and Pedestrian Safety

Due to the medical center’s location in the city and tight site, the Pharmacy Offices and Lockers project required a unique crane pick to remove three existing air handling units and place three new air handling units. It took a team effort to coordinate the work and maintain public access to the surrounding facilities, and the coordination efforts ultimately made the critical lift a success. Rigging, traffic control, ground conditions, site logistics and critical lift plans all had to be developed and reviewed prior to set up.

 

Ensuring 24/7 Hospital Operations within a Busy University Campus

At the University of Washington Medical Center on the University鈥檚 primary campus, the Clean Supply Room Renovation utilized three phases to take the existing materials management space and incorporate administrative spaces and a Clean Core, which stores clean supplies before they鈥檙e delivered to operating rooms. Infection control and temporary interim life safety measures were required to ensure that the hospital facilities remained fully operational throughout construction. Traffic control and coordination with the City of Seattle and the University of Washington were required for the removal and installation of the new air handling unit, which was lowered by a crane through an air shaft and into the basement of the active hospital.

About the Project

The UCHealth Memorial Hospital Central (MHC) 5th and 6th Floor 40-Bed Buildout was completed in two phases.

Phase one included the renovation of 7,500 SF of office space and 12,500 SF of medical record storage space in the Memorial Administrative Center (MAC) building in order to allow Phase 2 to begin. MAC updates included installing upgraded IT computer room air conditioning equipment, modifying the security access system, installing new wall protection and raising the MEP systems location.

Phase two encompassed a 33,000 SF renovation of the 5th and 6th floors in the MHC East Tower. The existing shell space on the 5th floor was renovated to hold 20 private acute care beds and support space. Half of the acute care patient rooms are equipped with patient lifts and both floors were designed to have five isolation rooms per floor. Hospital support spaces included nurse stations, medical staff rooms, dictation rooms, staff lounges, public restrooms, IT, electrical rooms and waiting rooms.

About the Project

The design-bid-build INOVA Center for Personalized Health (ICPH) Central Facilities Building (CFB) renovation and air handling unit (AHU) replacement included two contracts. The AHU replacement 1,6 and 9 scope included the decommissioning and demolition of five AHUs, the reinstallation of two AHUs and the retrofit of two AHUs. Temporary AHUs were installed to support occupied spaces of the CFB building.

 

The Caf茅 Servery and South Conference renovation included new restrooms, conference room spaces, a new servery, a dish room upgrade, a walk-in refrigerator upgrade and dining area upgrades. The scope of work included architectural, mechanical, electrical and plumbing demolition and upgrades across five levels, totaling 75,000 SF.

 

The project marks 爱神传媒鈥 first new-build renovation contract with INOVA, Northern Virginia’s leading nonprofit healthcare provider. INOVA鈥檚 network of healthcare facilities includes hospitals, outpatient services, assisted living and long-term care facilities and healthcare centers.

About the Project

 

The design-assist Kaiser Permanente Springfield Replacement Medical Office Building (MOB) project included extensive preconstruction services and the demolition of an existing office building prior to construction of the new facility in its place. The existing nine-story office building sat on a tight, urban site and was demolished to make room for the new facility. This site is located directly adjacent to the existing and operational Kaiser Permanente MOB, requiring 爱神传媒 to take special care during the construction of the new building.

 

The newly constructed 98,250 SF building accommodates Kaiser Permanente personnel from the existing office, while the old structure is demolished and converted into surface parking in a second phase. The new five-story medical office building includes three templated outpatient clinics, a retail pharmacy, vision essentials, a physical therapy area, imaging, a nurse鈥檚 clinic and a clinical lab.

 

The new office building is created from Kaiser Permanente鈥檚 Center of Excellence (COE) program template. This template is applied to Kaiser鈥檚 facilities nationwide. Each building follows the same base design with alternates or modifications applied depending on the specific needs of the facility. This allows Kaiser Permanente to create a familiar and consistent facility to their clients across all of their buildings. It also allows for efficient construction and processes during each facility鈥檚 construction.

About the Project

The Schofield Behavioral Health/Dental Clinic Addition, also known as the “Desmond T. Doss Health Clinic,” is a new three-story, design-build clinic on Schofield Barracks in Wahiawa. The facility consolidates dental, behavioral health and physical therapy services in one location, enhancing services for military service members and their families.

The first floor features a lobby, reception and dental clinic with a 1,100-square-foot waiting room, general and specialized dental treatment rooms, an x-ray room, prosthodontic and porcelain labs, a surgical suite, office space, collaboration space and conference rooms. The behavioral health clinic is located on the second floor. It includes offices and therapy rooms for Child and Family Behavioral Health Services, Intensive Outpatient Program and Behavioral Health Command. On the same floor, a visual roof garden provides patients and staff with daylight views and a seating area. The physical therapy clinic on the third floor includes physical therapy exam rooms, a neurology rehabilitation space, an exercise room, a staff rooftop garden, an outdoor therapy garden, offices and a staff lounge.

The LEED Silver-certified facility was constructed with spread footings, structural steel framing, a metal deck with composite concrete topping and load-bearing precast concrete exterior walls.

The 2506 Samaritan Medical Office Building (MOB) and Parking Structure is a 60,000 SF, three-story medical office building supported by a two-and-a-half level, 252-stall parking structure in San Jose, California. The project is an addition to the Samaritan campus, just down the road from the Stanford Cancer Care Center (core and shell) that 爱神传媒 completed in 2011. The project required careful coordination due to residential neighbors to the south as well as with the existing active medical buildings on the Samaritan campus.

About the Project

The Lucile Packard Children’s Hospital (LPCH) Level 5 Buildout encompasses the renovation of the fifth floor in an active hospital. The project features two different treatment wings with a total of 49 new patient beds: 24 stem cell treatment beds and 25 pediatric oncology beds. The two wings of the fifth floor are connected by a whimsical lobby that continues the hospital鈥檚 nature theme and features a central 鈥渢ree鈥 with carved, wooden bears and other mountain animals. Working closely with the architectural team, 爱神传媒 helped bring the charming vision to life, with incredible craftsmanship shown in many details throughout the space.

The nature of the immunosuppressed patients requires isolation and anteroom functions, and the floor also includes a minor procedure room to support biopsies and chemotherapy infusion. Other specialty spaces include a compounding pharmacy, playrooms for children and families and new waiting areas.

Make-ready work for the Level 5 Buildout included the installation of a new AHU 120 on the roof above the Stem Cell Unit wing and the installation of new floor penetrating utilities and relocation of utilities that were going to impact the approved design for Level 5 or impact patient services on lower floors.

The City of Hope Orange County Lennar Foundation Cancer Center is part of the comprehensive cancer campus currently being developed in partnership with , an owner and developer of large mixed-use, master-planned communities in California. 爱神传媒 and converted an existing 191,000 SF, four-story commercial office building into an outpatient cancer clinic equipped to provide a highly flexible and adaptable patient- and family-centric environment that promotes healing through biophilic design. The primary services of this center are subspecialty cancer exams and treatment, a research center and ambulatory surgery.

 

爱神传媒 also built the three-story, 346,000 SF associated North Parking Structure and is currently building the City of Hope Orange County Hospital on the 11-acre cancer campus, which is anticipated to finish in the Summer of 2025.

About the Project

This history-making temporary COVID-19 testing facility was completed in two months. Six 爱神传媒 offices combined efforts, including Southern California, Northern California, Pacific Northwest, Plains, Western and 爱神传媒 Services, to design, demolish and procure this project for the Department of General Services during the COVID-19 pandemic.

 

California Governor Gavin Newsom signed an executive order to help California build out its laboratory capabilities and expedited efforts by the Department of General Services and the Department of Public Health to increase the state鈥檚 COVID-19 testing capacity. The new COVID testing facility was originally contracted to process 100,000 COVID-19 tests per day. However, on the first day of the project, California Governor Gavin Newsom released a public statement saying the test facility would be able to process up to 150,000 COVID-19 diagnostic tests a day, with a contractual turnaround time of 24-48 hours. The project team, originally slated to design a facility for 100,000 daily tests, was able to add an additional 50% capacity for only 10% more of the contract value.

 

The testing laboratory, built in conjunction with major diagnostics company PerkinElmer, began processing tests in November of 2020 and was at full capacity of 150,000 tests in early 2021. The new laboratory reduced the State of California鈥檚 turnaround time for COVID-19 tests and created hundreds of new California jobs. The project was constructed on budget and schedule.

About the Project

The Texas Tech University Health Sciences Center Oral Health Clinic is a $12,000,000 renovation project within an existing facility. This 40,000 SF project facilitates the start of the first dental school program within the Texas Tech University System. This project consists of 145 dental operatories with state-of-the-art dental equipment, support spaces for faculty and staff, central sterilization/clean rooms and administrative support spaces for clinical staff. 爱神传媒 installed both a Watts One Flow water treatment system and a Chem Aqua RO water system to support the sterilization and decontamination areas.

Construction for this project took place inside an existing warehouse that was re-skinned and partially renovated under a separate contract. The facility will house the dental clinic for the next 5-10 years. After that time, the university plans to build a dedicated facility for the dental school, and ultimately repurpose this building. Based on this premise, all design decisions were made according to future planning.
