About the Project

The Grand Wailea Maui Botero Lounge and Grand Dining renovations project is located in the Grand Wailea, A Waldorf Astoria Resort. This four-star hospitality destination is located on the Hawaiian island of Maui along the beautiful Wailea Beach.

Renovations on the 4,317 SF Botero Lounge included the installation of new millwork, stone countertops, food service equipment and a new waterproof flooring system. Work on the lounge canopy included the installation of new lighting, a chandelier, ceiling patching and painting and other finishes. Other upgrades included the relocation of the Botero statues and reconstruction of their bases; upgrade of the existing planters; installation of a new audiovisual system and ADA-compliant handrails; and upgrade of mechanical, electrical, plumbing and fire protection (MEPF) systems.

The 9,902 SF Grand Dining work involved renovations to the ceilings, including the installation of new steel beams to support five 14-foot-tall chandeliers and overhead rolling window screens; new buffet stations with innovative induction tops and rapid cooling smart stone countertops; a new waterproof flooring system and audiovisual system; MEPF system upgrades; lanai spalling repairs; new planter drainage, waterproofing, and landscaping; and the installation of ADA-compliant ramps and railings.

About the Project

The Four Seasons Resort Hualalai renovations project is situated on the secluded Kailua-Kona coast on the Big Island of Hawaii. The project included the renovations of 227 guestrooms and the construction of a new 鈥淏ungalow 0.鈥

 

The renovation involved selective demolition, reroofing, replacement of stone and tile, shower glass enclosures, vanities, light fixtures, telecom, HVAC and guestroom controls. All guestrooms and suites have been revamped with new stone and tile finishes, furnishing and guestroom controls. Each features a soaking tub, walk-in shower and private lanai. Bungalow 0 includes a new 4,000 SF steel-framed, two-story bungalow consisting of six ocean-front guest rooms including two one-bedroom suites.

 

The Four Seasons Resort Hualalai was recognized by Departures magazine for their 2021 Legend Awards for Best Newly Completed Hotel Renovations in the U.S.

The Hyatt Regency Salt Lake City聽Convention Center Hotel聽is a landmark project in downtown Salt Lake City聽that has changed the city鈥檚 skyline with its exterior glass facade reflecting the cityscape and mountains. At 686,784 SF in total, the 25-story hotel has 700 guestrooms and more than 60,000 SF of meeting space. Amenities also include a 23,000 SF Regency Ballroom with natural light and 22-foot ceilings, a warm and inviting hotel lobby and a reception area consisting of luxury stone and wood finishes. The聽Hyatt Regency Salt Lake City聽Hotel also聽includes a 24-hour fitness center, multiple restaurants and bars, a gourmet market, an outdoor pool and event terrace and one level of underground parking.

爱神传媒 Real Estate Development co-developed and currently co-owns the Convention Center Hotel in partnership with Portman Holdings. The Convention Center Hotel was originally contemplated in the early ’20s when 爱神传媒 Real Estate Development and Portman Holdings had originally proposed the project.鈥 The County through their Real Estate advisor (JLL) reached back out to the Development Team because of their previous track record on similar hotels and successfully financed the project in January 2020. The total real estate development value of this project is $377,422,000.

About the Project

The Fort Lauderdale City Commission awarded a design-build contract to 爱神传媒 in August 2018 for the renovation of the Fort Lauderdale Aquatic Center (FLAC). Located on the city鈥檚 beach barrier island as part of a five-acre peninsula along the Intercoastal Waterway, the site is also the headquarters of the International Swimming Fall of Fame.

 

The venue renovations include the demolition and construction of new swimming pools to be FINA (F茅d茅ration International de Natation) compliant and meet international swimming diving, water polo and artistic swimming competition standards. This state-of-the-art sports destination and landmark is home to the United States鈥 first (and the world’s second) 27-meter permanent dive tower. This is another of many firsts for the City of Fort Lauderdale, having built the first Olympic-sized swimming pool in the state of Florida in 1928, followed by the iconic Swimming Hall of Fame complex in 1965.

 

At 101-feet above grade, the dive tower includes nine platform levels and combines springboard (1M, 3M), platform diving (1M, 3M, 5M, 7.5M and 10M) and high diving (15M, 20M, 24M and 27M). The tower is constructed of 96 precast concrete panels and rests on a foundation five-feet deep and 53-feet wide, supported by 35 auger cast piles at a depth of 60-feet. With 162 steps to the top, the inspiration of the tower design reflects Fort Lauderdale鈥檚 rich history as the Venice of America and the Bahia Mar Yacht Basin with its flared platforms inspired by the hull lines of a ship.

 

The new pools include a 53M x 25M main competition pool with two movable bulkheads, a 25M x 25M diving pool, a 14FT diameter circular spa, and a new filtration system, gutters and resurfacing for the existing 50M x 25Y training pool. The major renovation also included two other facilities: a 8,800 SF grandstand building with bleachers, spectator restrooms, concession, ticket office, video scoreboards; and a 16,106 SF locker room and administrative building which includes power connections for broadcast of national and international events through satellite trucks. Site improvements include parking, drainage improvements, new stadium lighting, landscaping, sidewalks and a new main entry plaza.

 

The 爱神传媒 design-build team consists of Cartaya & Associates, Counsilman-Husaker, Gate Precast, Weller Pools, Keith & Associates, Langan, WSP, HyPower Inc, Econstruct, Southeast Precast Erectors, and Right Way Plumbing Company.

The new Marriott International Headquarters building stands 22 stories tall and provides approximately 785,000 gross SF for 3,500+ Marriott International associates. Featuring 486 offices, 2,346 workstations, 3,232 lockers and 210+ conference rooms (supporting 2-18+ people), the new headquarters building is designed to provide new opportunities for flexible, collaborative workspaces. The building also meets LEED Gold standards and offers state-of-the-art technology throughout. In addition, the building provides an abundance of modern amenities to Marriott associates including a childcare center, fitness center and cafeteria.

 

The new Marriott Hotel stands 14-stories-tall, adjacent to the office building. The full-service hotel features 244 rooms and more than 8,000 gross SF of flexible meeting and ballroom space. It offers guests and the public access to several amenities including a contemporary neighborhood restaurant open for breakfast, lunch and dinner, with the option of outdoor dining on a pedestrian plaza. The hotel also provides the community and guests with access to a specialty coffee shop and caf茅, along with a rooftop dining terrace.

 

A five-level, below-grade parking garage features spaces for 811 vehicles and connects to both the hotel and headquarters building.

About the Project

The 860,000 SF McGregor Square project is a vibrant mixed-use development located adjacent to Coors Field, home of the Colorado Rockies in downtown Denver. This fast-track, Construction Management at Risk project showcased 爱神传媒鈥 expertise at managing a project while collaborating with the architect, Stantec, to deliver a landmark project to the Colorado Rockies Baseball Club, Ltd.

McGregor Square is comprised of three towers (office, hospitality and residential) and a two-story below-grade parking garage, as well as retail and restaurant space on the ground floor. This 鈥淕ateway to the Ballpark鈥 includes 230,000 SF of office space spread across 11 stories and 175,000 SF of residential space spread across 13 stories. The residential space consists of 105 high-end condominiums and a rooftop pool, amenity deck and fitness room located on the bridge. In addition, McGregor Square includes 156,000 SF of hotel space spread across 13 stories with 176 hotel rooms, 71,000 SF of retail space including the future Rockies Hall of Fame and 196,000 SF of parking with 402 parking spaces.

Nestled in between the towers, the 58,000 SF plaza will serve as a year-round outdoor entertainment area, which features a 20-foot by 60-foot big screen that extends the game day experience to the facility. This project is the ninth building in the world registered by the WELL Community Building Standard upon completion. The project team achieved WELL certification for the residential portion of the building and WELL Community certification for the plaza portion.

About the Project

The new, upscale Archer Hotel is located in the business district of Tysons Corner, Virginia. The hotel is the seventh location of the boutique Archer Hotel brand and is part of the planned eight million square foot Scotts Run development.

 

The new, seven-story, 181,449 SF Archer Hotel includes 178 rooms, 8,795 SF of restaurant and retail space and 9,209 SF of amenity space. Amenities include private meeting space on the mezzanine level, event space on the first and seventh floors, an exercise room, a marketplace, an upscale restaurant, covered patios and a roof-top terrace and bar. The hotel also includes 64 parking spaces on two levels of below-grade parking totaling 35,036 SF.

 

A unique feature of the hotel is its intricate fa莽ade which includes brick, curtainwall and metal panels. The fa莽ade required extensive coordination to properly execute the complex interface between several material types while maintaining weatherproofing integrity. Its unique composition includes five brick types, five metal panel types and three types of glass. The glass consists of curtainwall ribbons, storefront sections on the first floor and steel replica windows for meeting spaces on the perimeter of the building. 爱神传媒 held early design review meetings with the owner, trade partners and a third-party consultant to thoroughly understand and carefully detail the relationship between all the varied material types. In addition, 爱神传媒 and trade partners constructed mock-ups at the off-site staging area to identify risks, troubleshoot and determine the best sequence for installing the exterior skin.

 

Another unique aspect of the hotel is the rooftop terrace and bar. The terrace features a structural timber frame roof which spans the width of the terrace and is composed of glulam beams from Minnesota. Due to site constraints and the lack of laydown area, the delivery of each beam was carefully scheduled and erection and installation was meticulously sequenced over the span of five weeks. In addition, the timber is supported by concrete and steel structural elements which remain exposed and part of the interior design. The interface between these three structural elements required careful coordination and attention to detail to ensure proper installation while preserving aesthetic quality.

About The Project

爱神传媒 was the primary general contractor for Universal Orlando鈥檚 brand-new resort, Aventura Hotel in Orlando, Florida. Located on Universal Orlando property, adjacent to Sapphire Falls Resort, Cabana Bay Resort, Volcano Bay water park. This beautiful 17-story iconic building can be easily be spotted while driving down I-4 or while enjoying Universal Orlando鈥檚 many parks, restaurants, and amenities.

 

The project broke ground in early 2017 and included site work, utilities, hardscape, landscape and hotel construction. Coordination on site was crucial since the new tower was surrounded by I-4 (the most dangerous highway in America), two active hotels, a water park, and connected to a new five-story parking garage that was built concurrently. During crucial build times, Hurricane Irma made land fall in the late 2017. Despite the aftermath causing a two-week delay of work, the Aventura Hotel project team quickly dusted off their boots and were still able to reach the milestone topping out date in December 2017. This fast-tracked project went from the 1st floor to the 10th level deck in just five months and topped out in 11 months.

 

The Aventura Hotel is Universal Orlando鈥檚 first stand-alone, high-rise hotel and is the tallest hotel on Universal property. The new hotel topped out at 17-stories, with 403,000 SF just under $113 Million. The 600 guestrooms, including 13 kids鈥 suites, provide an excellent sanctuary from the excitement of the parks, with modern finishes that emphasize calming, natural colors, and plenty of light from floor-to-ceiling windows. Other amenities on the property include a pool with an outdoor bar, hot tub spa, splash pad, fire pit, fitness center, a game room with VR experiences, a fast-casual food hall with five different cuisine options, and a rooftop bar with panoramic views of Universal and Downtown Orlando.

 

爱神传媒 began construction in February of 2017. Construction quickly progressed with a tight 18-month schedule and the building was successfully completed in July 2018 just in time for the hotel to welcome their first guests in August 2018.
