The 480,000 SF FoundryLine project is a 17-story multi-family residential building in the booming River North Art District (RiNo) in downtown Denver. The complex boasts 348 units on Levels 5-17, including 110 studios, 146 one-bedroom units, 86 two-bedroom units and six three-bedroom units. The apartment complex amenity spaces include a fitness studio, yoga area, sauna and steam room on Level 16 and a clubhouse, amenity deck, rooftop pool and hot tub on Level 17. The 105,000 SF parking garage is located on Levels 2-4 and includes 282 spaces with the apartment complex lobby, mail room, restaurant and office space located on Level 1.

About the Project

The SeaWorld Aquatica SP2 project is a redevelopment of the Aquatica San Diego water park into the “Sesame Street”-themed park, the first such theme park on the West Coast and only the second in the country. The refreshed park joined Legoland in Carlsbad, California, as the only two theme parks in the nation that primarily tailor their services to children. The 17-acre, two-phase redevelopment was re-branded and re-named Sesame Place and incorporated many existing water attractions into the new park. These were built to cater to younger children and remain appealing to all ages. Sesame Place will be a Certified Autism Center.

 

The extensive makeover by 爱神传媒 of SeaWorld鈥檚 Aquatica Sesame Place San Diego featured seven theme park rides geared toward younger kids and 11 water park attractions with the highlight of the new park, a recreation of the 鈥淪esame Street鈥 television show set.

Construction

 

The 701 Rio project is a five-story office building located at the corner of Rio Grande and 7th Street in the downtown Central Business District of Austin. The project site is in a historic neighborhood near the State Capitol Building and parallel to the well-known entertainment district, West 6th Street. The 701 Rio project consists of four floors of Class A office space with the opportunity for ground-floor retail and/or additional office space. The 124,206 gross SF office building contains five levels of underground parking, allowing for up to 296 parking stalls (or a parking ratio of 3 stalls/1,000 RSF). Building amenities include a fitness center, lockers, showers, bike/scooter storage, a 6,418 SF rooftop terrace and an Austin Energy Green Building 1 Star Rating.

About the Project

The Allure Apollo project is the second phase of a three-phase, mixed-use, multifamily, transit-oriented Apollo development in Camp Springs, MD. This site is part of a more extensive Apollo multifamily portfolio that includes another multi-phased, transient-oriented site in neighboring Largo, MD.

Real Estate Development

爱神传媒 Real Estate Development co-developed and co-own the Apollo Apartments with Peter N.G. Schwartz Management Company.鈥疉llure was developed to include 384 Class-A apartment units consisting of 18 studio units, 176 one-bedroom units and 190 two-bedroom units. An above-ground parking garage serves residents and can accommodate 650 cars. Once the third phase, consisting of a new retail center and office space, is complete, this development is adjacent to the Branch Avenue Metro Station. The total Real Estate Development value for the project consists of $100,515,000.

Construction

The project combines 3A (six stories wood frame over podium) and 5A (six stories wood frame) construction, which wraps around a precast concrete-structured parking garage. The multifamily apartments carry high-level finishes, including granite countertops, stainless steel appliances, and electronically controlled access to the common areas and apartment units.

 

Allure Apollo also includes a large amenities package. Indoor amenities include a theater, bar, card room, game room, fitness, yoga studio, conference space and club room. The outdoor amenities include a courtyard area with a pool, bocce ball court, zen garden and extensive landscaping package.

 

In 2017, 爱神传媒 completed the construction of the first phase of the master plan at the adjacent Largo, MD site – Ascend Apollo.

About The Project

爱神传媒 was the Construction Manager at Risk for the GEO Group鈥檚 new seven-story corporate global headquarters in Boca Raton, Florida. The Florida-based company specializes in privatized corrections, detention, and mental health treatment facilities around the world. The new state-of-the-art facility provides space and amenities for more than 300 employees. The fully-integrated Class-A office building includes 106,000 SF of office space on top of three stories of parking garage and houses all their legal, accounting, human resources, and U.S. corrections operations. Each of the top four floors include administrative offices, executive suites, kitchen space, and training rooms. Additional office amenities include an executive board room, a large in-house training room, a club room, BIM/IT production rooms, an in-house call center, and a large indoor and outdoor pre-function/entertainment space on the level four terrace to host company events and entertain clients.

 

The building is comprised of a concrete frame structure on shallow spread footings and is finished off with a top of the line curtainwall system. A curtainwall system is the outer covering of the building in which the outer walls are non-structural and merely keep the weather out and the occupants in. The all-glass curtainwall makes for a great advantage in that natural light can penetrate deeper within the building. The garage is screened with a specialized Vert-A-Cade screening system that is aesthetically pleasing while it screens activities and vehicles within the garage from view of the general public areas. To increase the buildings aesthetics, white architectural precast and Alucobond paneling in signature 鈥淕EO blue鈥 were incorporated into the building鈥檚 design to make the building 鈥減op鈥, especially due to its high visibility being located near Interstate 95.

The 10,000 SF office renovation of 爱神传媒’ Pacific District Office was completed with an accelerated five-month schedule. The design-build project includes 20 office spaces, 16 office desks in open area, one large conference room, two meeting rooms, a lounge area, gym, wellness room and kitchen with dining area. The design-build team consisted of 爱神传媒 and GD Design. The project won Award of Excellence at the 2019 GCA Build Hawaii Awards for the building construction $1-10 million category.

About the Project

50Fifty Office Tower consists of a 12-story office tower with six floors of office space, an enclosed parking garage, and ground floor retail space. This building is a precast concrete structure with a structural steel framed office podium above.

 

Emphasis for the building is natural light on the building鈥檚 exterior and interior. The building is wrapped in an unique curtain wall design: the exterior envelope is solid at the tower base, and gradually rises to a transparent top with a pattern inspired by nautical motifs.

About the Project
The 60,000-SF Cin茅polis Luxury Cinema in Jupiter, Florida, was a design-bid-build project consisting of聽a total of 14 theaters with eight “Important Person”-style premium theaters and six “VIP” theaters with fully reclining chairs and access to full kitchen and bar services inside the theater. The Cin茅polis Luxury Cinema in Davenport, Florida, was a design-bid-build project completed in just under seven months that included聽nine theaters with聽a project footprint of 40,000 SF. The cinema consisted of eight premium-style theaters with wider chairs and access to a full kitchen and bar services prior to entering the theater.
The theater also operates a 3-D IMAX cinema house, one of only a select few in the greater Orlando area. The IMAX house was built to the uniquely high optical and acoustical standards of the IMAX brand. The finishes selected for the theater were all upgrades from standard finishes and include stainless steel, Chinese mahogany, custom lighting fixtures, and more.
